What does it cost to replace siding in Northern Virginia?

By All Purpose Anytime Services LLC

The 2025 Cost vs. Value report puts vinyl siding replacement at $17,950 and fiber cement at $21,485 nationally, and HomeAdvisor's national range runs $5,564 to $17,705. We found no published figure for Northern Virginia alone. Those are market numbers, not our price, which is set by your walls, the material and any review your street needs.

What published figures say about siding replacement

Neither publisher splits out Arlington, Fairfax or Alexandria, so treat both as nationwide numbers. Adding a guessed local premium would be making one up.

  • The 2025 Cost vs. Value report's national table puts vinyl siding replacement at $17,950, with $17,313 recouped at resale, or 96.5%, and fiber cement siding replacement at $21,485, with $24,420 recouped, or 113.7% (<a href="https://www.jlconline.com/cost-vs-value/2025/national/" class="text-orange-700 font-bold hover:underline" rel="noopener">Cost vs. Value 2025</a>).
  • HomeAdvisor gives a national range of $5,564 to $17,705 for most siding replacements, with an average of $11,577 (<a href="https://www.homeadvisor.com/article.show.Finishing-With-Brick.14014.html" class="text-orange-700 font-bold hover:underline" rel="noopener">HomeAdvisor, 2025</a>).

What sets the price on a Northern Virginia house

The wall behind the siding matters more than the siding. On a 1960s to 1980s house in Fairfax County, the sheathing and the weather barrier have had decades of water history, and rot at the bottom courses and around windows is common. That repair is its own line, and nobody can price it before the old siding is off in a few places.

Material is the next lever. Vinyl costs less to buy and hang. Fiber cement costs more and is heavier, holds paint for years, takes a knock and does not melt beside a grill. Trim, the number of windows and doors to wrap, and the height and access of each wall move labor.

Then the address. In Alexandria's Old and Historic district and Parker-Gray, siding visible from a public way needs Board of Architectural Review approval before the permit, and an HOA may set the colors and profiles allowed.

How we price siding

We walk every elevation, look at the trim, the windows and anything soft, and decide with you whether the job is repair or replacement. Your written number names the material and profile, the trim, the house wrap, and a dollar allowance for rotten sheathing. Expect it by text a day or two after we have seen the house, with an approval link.

Should the bare wall need more sheathing work than that allowance covers, the crew pauses, you get photos, and the extra is priced on paper for your OK before anyone nails up new board.

Where these numbers come from

Every dollar figure on this page appears exactly as those two publishers printed it. Nothing for Northern Virginia alone turned up, so none is offered here, and no siding company's own rates were used.
