Before you call a remodeler

You are worried the job drags on for months and you lose the kitchen the whole time.

Remodels lose time between trades and on open decisions, not in the work. You get a schedule with the sequence in it, and one project manager runs the job from demolition to the final caulk line, books the trades in order and takes your calls. You never chase three trades on three phones. Where a remodel loses time.

You want to know the number will not grow once the walls are open.

You get a written scope and one price before work starts, usually within 24 to 48 hours of the walkthrough. Anything not yet chosen is an allowance with a figure, so you can see which numbers are firm. How fixed prices and allowances work. If an opened wall or floor shows rot, water or old wiring, we stop and send photos. The fix is a written change order, and nothing is added without your written approval.

You are picturing dust in every room and a mess left at the end.

Floors are protected, dust is controlled and the work area is left usable at the end of each day, as our standards page sets out. The cleanup is named in your written scope too.

You have been given a start date before, and then it moved.

You get a real start date in writing with the scope, plus the order the work runs in. If it moves, you get a call. You get a text with the walkthrough date, time and address, then an arrival window once work starts and a call if anything changes. We answer 7:00 AM to 7:00 PM every day, and after-hours messages are answered during business hours.

What the Remodeling Year Looks Like Around DC

Winter. Plan. Design, selections and permits come first, and that paperwork takes months. Listings in the District hit their high point in March, so sellers and new owners start calling now.

Spring and summer. April is when most people book the inside rooms, and the warm months are when remodelers are busiest, so book early. Outside jobs like decks, siding and additions open up after Washington's average last frost, around April 1.

Fall. A second rush to finish before family visits, with contractors racing to wrap up by mid November. It is the best season to paint outside, ahead of the first freeze, which averages November 12. See exterior painting.

The holidays and after. Indoor rooms can be built in any month, and the cold months are when crews have more open dates. Read the DC remodeling year, month by month.
