Homeowners planning one room, or a whole floor, a multi-room project or a layout change that touches more than one trade.
How this differs from a free estimate
Our estimates are free and always will be. An estimate prices work when the scope is already clear. This document is for when it is not: several problems, several trades, and no agreed order to do them in. You are paying for the walkthrough, the photo documentation and a written plan you keep.
The full report fee is credited toward All Purpose Remodelers work of $5,000 or more, booked within 30 days of delivery.
What you get
The deliverable is the Remodel Scope & Budget Plan. Delivered in 2 to 3 business days after the site visit.
- On-site measure of the space, with the dimensions recorded in the document
- 15 to 40 labeled photos of the existing conditions, including what is behind the access panels we can open
- A written scope broken out trade by trade: demolition, framing, drywall, plumbing and electrical coordination, flooring, tile, cabinetry, trim and paint
- What is included and what is excluded, in plain language, so the exclusions are not a surprise in month two
- Allowance ranges for the finishes you have not chosen yet, so the budget survives contact with a showroom
- Existing conditions that will affect the price: what is behind the wall where we could see, and what we could not
- A realistic budget range and a realistic schedule range, with the reasoning behind both
- The sequence the work has to happen in, and where the decisions have to be made to keep it moving
- A 30-day scope validity period

How it works

- 3We measure the space, document the existing conditions and photograph everything the plan refers to.
- 4You receive the written plan in 2 to 3 business days.
- 5If you hire us for the work within 30 days, the full fee comes off the project.

- ·Not a structural or engineering opinion on removing a wall, and the plan says when an engineer is the next step.
- ·Not a permit determination, a zoning review or a code-compliance review.
- ·Not a fixed-price contract. It is a budget range, and the contract comes after you approve the scope.
- ·Not an opinion on anything concealed behind finished surfaces we did not open.
Scope limitation: This document is a visual repair-planning report based on accessible conditions observed during the site visit and information provided by the customer. It is not an engineering report, laboratory test, insurance coverage determination, code-compliance certification, structural evaluation, or guarantee that hidden conditions do not exist. Additional work may be required if concealed conditions are discovered after work begins.
