Will a Fannie Mae HomeStyle loan cover an addition?

By All Purpose Anytime Services LLC

It can. Fannie Mae's HomeStyle Renovation and CHOICERenovation loans, offered through approved lenders, pay for structural additions and alterations, kitchen and bathroom remodeling, accessory dwelling unit improvements and accessibility work. Unlike the FHA loan, they are not limited to the home you live in.

What the loans pay for

Fannie Mae lists structural additions and alterations, kitchen and bathroom remodeling, accessory dwelling unit improvements, energy and resilience upgrades, accessibility improvements, and disaster and deferred maintenance repairs.

The loans are available for primary residences, second homes and some investment properties. That last part is what sets them apart for someone fixing up a rental or a house they do not live in.

The lender approves the contractor

With HomeStyle and CHOICERenovation, the lender approves the contractor, the scope, the budget and the valuation of the finished house. So the contractor's estimate is part of the loan file, and the lender decides whether the numbers hold up against what the home will be worth.

Fannie Mae and the lender decide who qualifies. This was the information on record as of October 2026.

Our part

We are not a Fannie Mae lender, we are not on any lender's approved contractor list, and we do not apply for the loan. What we bring is a scope a lender can review: we walk the house, measure, and send one written price with every line item and allowance spelled out.

On an addition or an in-law suite, that write-up names what can be priced firmly and what stays an allowance until finishes are picked. If your lender approves us, we build it, with one project manager from demolition to the last coat of paint.

Services this program can pay for
