Does DC's Single Family Rehab Program pay for repairs?
By All Purpose Anytime Services LLC
For DC homeowners who qualify, yes. The Single Family Residential Rehabilitation Program, run by the DC Department of Housing and Community Development (DHCD), pays to fix building code violations, health and safety threats, roofs, accessibility problems and lead based paint hazards. DHCD lists loans and grants of up to $75,000 per household.
The money
DHCD offers loans and grants up to $75,000 per household. The loans are low or 0 percent, amortized over up to 20 years, and often deferred until the house is sold or refinanced.
A deferred loan is still a loan. If you expect to sell in a few years, ask DHCD what comes due at the sale before you sign.
Who DHCD says qualifies
- You own the home in DC
- It has been your primary residence for at least three years
- Your property taxes and homeowners insurance are current
- Your household income is within the program limits
DHCD sets the limits and decides each application. These details were current as of October 2026.
How the work gets priced and paid
The homeowner hires a licensed contractor, and DHCD develops the scope and approves the bid. In practice that means DHCD's scope is the one that counts, and any contractor's price has to match it.
Where we fit
We are not a DHCD participating contractor and we do not file the application. We do hold a Washington, DC residential home improvement license and a DC contractor license, so if you choose us and DHCD approves our bid, we can do the work.
Before you apply, we can walk the house and send a written estimate with each repair listed. It gives you a sense of what the work involves when DHCD writes its own scope. Grab bars on real blocking, a curbless shower, a wider doorway and rotten porch boards are all work we do.
Roof work and lead paint abatement are on DHCD's list but are not part of what we do on this site, so we will not bid them.
Services this program can pay for
From DHCD's list, these are ours: accessibility modifications, exterior repairs where rotten wood is a safety problem, and interior repairs that bring a room up to code.
